The process of selling a home

 

The first thing we do is determine the value of your home with a CMA Market Evaluation, we add and subtract for upgrades and condition and we also consider other competing properties on the market.

Then we decide on a list price based on the recent comparable sales going back 3-4 months. We will keep in mind that this listing price will be subject to appraisal when the buyer opens escrow and applies for loan approval. 

After you sign the listing agreement I put your home on the CRMLS. Next your Real Estate sign post is Installed in your yard with a flyer box.

If you agree I will put a Supra Lock Box on your door to make showing your home easy and convenient for other realtors to show your home. Homes that are easy to show sell faster. The supra lock box is monitored online through a website. A report of all agents that enter is kept and can be automatically emailed to you in real time.

Then we wait for offers. I will present the offers to you for your review and approval and write and negotiate counter offers as necessary.  Also I will cross pre qualify the buyers offers with a 3rd party lender of your choice to double check and make sure the buyer really is a well qualified buyer.

Upon opening escrow the process starts with a home inspection, appraisal, signing of escrow Instructions, making and signing of the required disclosures, ordering the city report if required, ordering a termite report, negotiating repairs or credits and removal and signing off of the contingencies.  That is a lot to think about. That is why you have a real estate agent to help you.
