STEP #2  After you get pre qualified for a loan.

STEP #3

 

 We will write a competitive offer on the property of your choice. To determine a offer price we will review the recent sales going back 4 months of similar homes sold within 1 mile and then we will add and subtract for upgrades and condition.  We will also consider other competing offers and how much you want the property. With these things in mind we will write and submit your offer complete with all the proper documentation. including; Items we need for a complete offer are the following:

1. Pre ApprovaL ( Letter from Lender ) 

2. Proof of Funds ( Bank Statement )

3. Front page of ( Credit Report )

 

Countering Stages: This is a part of the process. After we write an offer we may get a counter offer or a multiple counter. A multiple counter is a counter offer that has been sent out to multiple buyers. When a buyer accepts then the property is sold or the seller may receive more than one signed counter returned and then he gets to choose which offer will be accepted.

STEP #4

THE ESCROW PROCESS

​

Upon opening escrow, we will schedule a home inspection.  Next, the buyer’s lender orders the appraisal. In addition, i will assist you with signing escrow instructions and with preparing and signing all required disclosures. I will order your city report if required and a termite report will be ordered. Most importantly, I will negotiate requests for repairs and/or credits for repairs for you. And, I will assist you with removing and signing off all contingencies. Finally, toward the end of the escrow the buyer will be waiting for his or her loan documents to arrive at escrow. The buyer may have loan conditions to satisfy before he/she can get loan documents. If the buyers lender rep did his job right the loan docs should arrive on time.

ATTN RENTERS - DO YOU NEED TO RENT A HOME?

​

1. First of all, most leases start as a 1 year min lease and revert to month to month after.
2. A lease deposit amount  is 1/1/2 months rent for the deposit.
3. Two months rent for deposit is the legal limit for unfurnished homes and three months rent is the
legal limit for furnished homes.
4. Most leases require the tenant to pay the first $65-$75 of all repairs. The home owner keeps a
home warranty and uses the $65-$75 to pay the deductable when repairs are needed.
5. If you have a pet you most likely will be charged a pet deposit. Typical is $500
6. The deposits are refundable, but landlords do make deductions for cleaning, paint and repairs
that are needed to get the unit in the same condition it was previously so it can be rented again.

 EXPLANATION OF APPRAISAL & MARKET VALUE:

​

How is a home’s value determined?  Hence, banks use an appraiser to determine market value. Because, they want to be sure the home is really worth the amount being loaned to the buyer. Consequently, if the buyer ever goes into default or property values drop in a down market either, the owner will do a short sale or the bank will probably foreclose. In addition, the bank will sell the property to recover as much of the original loan amount as possible to avoid loss. Furthermore, this is why it is standard in most purchase agreements all must appraise at full purchase price.

WHAT DOES AN APPRAISAL COST?

​

An appraisal is a professional estimate of a property’s market value. In Addition, It is based on recent sales of comparable properties with similar sq footage bedrooms and baths within about 1 mile, with the same construction quality. Also, this service varies in cost depending on the price of the home. Consequently, an appraisal costs about $450 dollars. Appraisers do a more detailed analysis than a realtor but they are similar.

ABOUT COMPARABLE MARKET ANALYSIS?

Realtors use the comparative market analysis to determine market value. A comparative market analysis is an informal estimate of market value performed by a real estate agent free of charge. Especially relevant, It is based on recent similar sales with the same sq footage bedrooms and baths and same year built within 1 mile of the subject property going back 3-4 months.
